A large part of the Spanish real-estate market still treats volume as the answer. More portal exposure. More forms. More inbound. More calls. But the PropTech evidence suggests the real problem is lead quality and operational overload. PwC's 2025 PropTech report found that 47.2% of professionals need more support with task automation, 39.6% want help with property acquisition or lead sourcing, and another 39.6% still need help with web presence and social media. Cost is the main adoption barrier for 60% of professionals, lack of information remains a key issue for 45%, and 62% find it difficult to identify the right proptech tool.

The Current Tech Stack Is Not Solving the Right Problem

The current tech stack helps explain the strain. PwC reports that 91% of professionals use listing portals, 74% use CRMs, and most agencies still operate with only three to five tools. Technology usage is rising — 74% say they increased it over the last year — but measured buyer impact is more mixed. The share of professionals who reported client-satisfaction gains from technology fell to 54.7% in 2025, down from 80% in 2024. That suggests many agencies are digitising activity without meaningfully upgrading the buyer handoff or improving the match between inquiry and real intent.
